What Causes It Around Here
Athens sits in the same cold-moderate climate band as the rest of the service area, so the freeze-thaw cycle each winter works on the same joints and fasteners year after year. On a door built around 1982, forty-plus years of that cycle loosens the lag screws holding the track brackets to the jamb, and a loose bracket lets the track rack out of parallel a little at a time. Add a bent bottom bracket from someone backing into the door, or a broken cable that lets one side of the door drop faster than the other, and the rollers walk right off the rail. We also see it from a garage door opener that's been fighting a misaligned track for months - the extra strain on the opener arm eventually pulls the top section sideways enough to jump the track entirely.
